The first phase of the Timpuri Noi Square project, developed by Vastint, the real estate division of Inter IKEA Group, include two office buildings and is to be inaugurated during the first quarter of 2017.

The main functions of the two buildings, TOWER and ENCLOSURE, include administrative office spaces, commercial and service spaces on the ground floor and car parks on the basements.

The TOWER and ENCLOSURE are 2B+GF+Pz+Mz+10F buildings and are classified as high-rise buildings. The built-up area is of 46,690 m2.

Structured on 2 levels, the basement has an area of 21,034 m2.

IAMSAT Muntenia S.A. has been designated as the specialized contractor for all categories of installations works to be executed to both buildings, including:

- heating ventilation, air conditioning installations, sanitary installations, fire fighting, electrical (low and high voltage) installations, BMS, utilities

The heating plant to service the office and commercial buildings is preparing hot water for heating, equipped with two BUDERUS LOGANO boilers, that are located at the ground floor of the TOWER building and two boilers located at the ground floor in the Enclosure building. From the distributor/collector of the boiler are connected circuits for fan coils, CTAs, technical spaces.

Waste hot water is electrical provided by local boilers for each sanitary group.

The cooling source consists of two DENCO HAPPEL (GEA) chillers for each building, located in the basement -1, operating with 2 closed water-cooling towers located on the terrace.

Also, each building has its own server chiller, consisting of chiller and cooling tower.

Fresh air treatment is carried out with CTAs with heat recovery located on the terrace, a total of 5 CTAs on the terrace and 2 CTAs at the lobby level.

Noxing parks exhaust systems are common with smoke exhaust systems.

General TGD distribution panels mounted for the TOWER building on the ground floor of the building are powered from the transformer stations, and for the ENCLOSURE building in the basement -2 of the building.

As a backup source, a CATTERPILLAR generating set with automatic start for vital consumers was provided.

UPSs have been provided to ensure the safety of consumers, namely safety lighting and building security and surveillance systems. They have a 10-minute operating range and will be installed in the ground floor of the TOWER building and in the basement for the ENCLOSURE building in specially designed rooms.
